We are not realtors so we only sell property for sale by owner or list with a licensed realtor.

When we offer owner financing, we generally will sell a property via a contract for deed. This is a legally binding contract that states the key terms of the agreement (the property being financed, the payment arrangements, etc.) and once the contract has been fulfilled (paid in full) then the contracted property will be deeded over to the buyer free and clear. If you have additional questions please contact us so we can go over the contract for deed in detail. Also, owner financing is different than traditional financing (like through a bank) so if you are unfamiliar with real estate contracts and financing agreements like this we do recommend that you review it with a lawyer so you have a perfect understanding of the agreement.

We currently focus on buying and selling land in North MS and West TN. However, we are looking to expand further into Mississippi and Tennessee as well as Alabama and Arkansas.

While we do understand traditional financing options can be challenging for raw land sometimes, we are not a bank so we generally only provide seller financing on properties we own and are selling.

Yes! While we generally sell most of our properties for sale by owner, we do sometimes list properties with realtors or will work with a buyer’s realtor. In general, if we are selling a property for sale by owner we only offer to pay a buyer’s agent commission of up to 3% on outright purchases (not owner-financed deals).
